Short Sale Tools

It’s your 5th iteration of the HUD and the short sale lender just requested another update to be made. How time consuming and frustrating is it to have to hang up with the lender to call your escrow officer back and ask for what is now your 6th version of the HUD. While you may have the best escrow officer in the market, it takes time to call the escrow officer, leave a message requesting a new HUD, wait for the new HUD to come back and then wait again to get the lender back on the phone to review it. Driggs Title Agency has built an app that will run on any smart phone with browsing capabilities. The app asks for 2 pieces of information, the sales price and down payment. When that information is entered in the system will then link to your preferred lender, display what they are quoting for rates for that day with the APR and then display what the title fees, lender fees, and monthly payments are. Also if your buyer has not been prequalified it will allow you to enter in their monthly income, monthly expenses and return to you, on the same screen, what their debt-to-income ratio is and if they pre-qualify for that loan amount. For the first time ever there is an app that ties your lender, the title company, and you together on one screen. Contract Support

A few years ago we had an agent tell us how tired they were with working with agents who have a day job and do real estate at night and on the weekends. The biggest complaint with this is that the other agent misses the critical dates on the contact that they are responsible for. Which places a burden on the career agent to follow-up and do the other agent’s job.


Of all attributes to describe Driggs Title Agency, we pride ourselves in the ability to “listen”. Instead of consoling an agent as they describe their woes we listen and work toward solutions to solve them. When Driggs Title Agency receives a contract, and inputs the order into the escrow production system a new screen comes up now that captures all the critical dates in the contract triggered off the “contact date” or the “close of escrow date”. Then every Sunday night the system runs a job and scrubs all the contracts and their critical dates and emails each agent involved in the transactions what is due that week. As a neutral 3rd party and as instruction takers, we keep the transaction moving along smoothly while notifying all parties involved of those critical dates.
